Managing your Let Property

We at Redbrick Estates specialize in all types of properties in Cheltenham, Gloucester and the surrounding areas.

Managing of the property once let requires a great deal of skill and expertise and at Redbrick Lettings we know we can provide that.

We are members of the Property Ombudsman (TPO's) for Lettings and Property Management. From June 2006, The Property Ombudsman extended their services to include Lettings and Property Management. We as Members must follow the Property Ombudsman Letting Code of Practice. This sets out the framework within which member agents must operate and the standards of service they must provide for both tenants and landlords.

We provide three levels of Service for our Landlords who want to Let their properties.


We will Let the property for you, provide all of the services up to handover, but the Landlord deals with all of the Maintenance and Rent collection management.

  • Rental assessment
  • Provide Energy Performance Certificate (EPC) which is paid for in advance @ Landlords expense
  • Explain Health and Safety Regulations
  • Prepare and circulate details of the property
  • Newspaper & Media advertising
  • Photo cards prepared for marketing
  • Provide "To Let" Board
  • Arrange and carry out accompanied viewings
  • Tenant application forms processed and forwarded to referencing agency
  • Prepare (AST) Assured Shorthold Tenancy agreement
  • Collect a Security Deposit and the First months rental
  • Independent Inventory carried out @ Landlords expense
  • Notify utility companies of New Tenant for the property
  • Rent Guarantee and legal protection for the first six months @ Landlords expense


This provides the Landlord with a reduced service, covering all aspects to include Rent Collection and legal notices etc, but EXCLUDES Repairs and any Maintenance issues arising at the property.

This is the fully Comprehensive Management of your property covering all relevant areas.

  • Includes all BRONZE & SILVER services plus
  • Quarterly Inspection visits
  • Serve relevant notices on Landlords behalf when required
  • Arrange to book tenant out of property
  • Deposit mediation in respect of any Delapidations
  • Landlords Gas Safety Certificate for first 12 months
  • Rental Collection and Monthly Statements
  • Maintenance and Repairs management

Important Points

  • ALL your properties are Let on Assured Shorthold Tenancies
  • We hold Tenants deposits via DPS who are one of the 3 members of the Tenancy Deposit Scheme
  • We advise all Landlords to have Inventories completed by us at the beginning and end of the tenancy
  • We are able to provide Buildings and Contents Insurance - Details available upon request
