Tenants Guide

  1. Browse through the Properties we have TO LET here and choose maybe one or two and telephone us to arrange to view.

  2. Download the TENANT Application form PDF here and read all of the guidance notes carefully.

  3. Should you require a Guarantor then download the GUARANTOR : Application form here.

  4. Should you require a Company Let, download that COMPANY : Application form here.

  5. In order to help you determine what level of rent you can afford or whether you will need a Guarantor.

    An income level of 30 x £ Rent pcm for Tenants & 36 x £ Rent pcm for Guarantors.

  6. Once you have viewed and decided that you wish to Rent the property, complete an Application Form together with the Non-Refundable Holding Fee of £200 which will put a hold upon further viewings for the time being. It is usually preferable to phone us with this decision so that we can check the property is still available.

    The Holding Fee can only be made by Cash payment at either the time of viewing the property or by visiting our Lettings office in person where you can also complete the Application Form(s).

    Please Note: there may be additional referencing charges for a Guarantor when there are 2, 3 or more applicants.

  7. Once we have received a completed Application & Holding Fee, we will first obtain the Landlords approval and then we will send it/them to a referencing company.

  8. Once we have received approval from the referencing company, we will telephone you to agree a date for attending our office in order to sign and complete the documentation to start the tenancy. This must be within 4 weeks of applying for the tenancy ( unless prior agreement has been given with the landlord ).

  9. Your tenancy contract will be in the form of an Assured Shorthold Tenancy Agreement.

  10. On the date that you sign the Tenancy Agreement, we must be in receipt of the First month's rent and the Security Deposit (One month's rent plus £200) in Cleared Funds into our Client bank account at least 3 days before signing. You will then be given the Keys to your Property and a copy of your Signed Tenancy Agreement together with an Inventory for you to check & return to us.
